The land is dead-flat Red River Valley clay, the heavy soils that drain poorly, hold water, and heave with the region's deep winter frost, which is exactly what decides whether a driveway coating or a foundation job survives its first few seasons. Horace also sits at the head of the region's flood defenses: the older Sheyenne River diversion built in 1990 to 1992 wraps the west side of town, and the newer thirty-mile FM Area Diversion channel begins at an inlet structure just south of the city. Between the clay, the flat drainage, and brutal valley winters, exterior and below-grade work here lives or dies on how well it is built for the soil.
