American Crystal is a grower-owned cooperative and the largest beet sugar producer in the country, and its plant sits on the edge of town sharing a labor market with Grand Forks, North Dakota, directly across the river. That produces a steady, wage-earning homeowner - school and city payroll on one side, sugar and Red River Valley farm income on the other - the kind of buyer who maintains a house instead of flipping it.

The current money is sugar beets. American Beet Sugar built the East Grand Forks factory in 1926 at about 2,000 tons of beets a day, and since 1973 it has been owned by the valley's own growers through the American Crystal cooperative headquartered down in Moorhead. The land underneath all of it is the flat clay bed of glacial Lake Agassiz - dead level, slow to drain, and locked under deep frost every winter - which is why the post-flood dike system and the frost line, not the lot line, decide where and how you build. Exterior work here has to survive real Red River Valley winters, so footings, drainage, and flashing are not optional.
