The Beaver Dam market, briefly

The one that came back is the Paramount Knitting Company Mill on Madison Street, built in 1881 as a cotton mill, shut by a strike in 1934, bought by the city and leased to Weyenberg Shoe for $100 a year on the condition it kept people working, and reopened in 2012 as 34 lofts in an $8.4 million rehab. Everything else is unprotected working stock, so the trade here is replacement - roofs, siding, windows, drainage, foundations - not period restoration.

The old money was stoves: the Malleable Iron Range Company moved here from St. Louis in July 1901, built Monarch ranges, peaked near 1,200 workers in the mid-1950s, and went bankrupt in March 1985. The current money is generators and cream cheese. Generac opened its largest US factory here in July 2025, 345,000 square feet building commercial and industrial units, with about 200 people hired by that October and roughly 60 openings still posted, and Kraft Heinz has run the plant at Mill and Center since 1928, turning out about five million pounds of cream cheese a week including the Philadelphia Original brick. The hospital is Marshfield Medical Center-Beaver Dam, formed in 1972 as the first merger of a Catholic and a Lutheran hospital in Wisconsin and acquired by Marshfield Clinic Health System on May 1, 2019 - a payroll of shift work and hospital salaries, which is a buyer who wants a firm number and a start date, not a design consultation.

The lake is man-made and shallow. The first dam went in on the Beaver Dam River in 1841 for mill power, and what it eventually backed up is 6,718 acres with 41 miles of shoreline and 21 islands - the 16th largest lake in Wisconsin, averaging five feet deep and seven at its maximum. That shallow impoundment sits in one of the largest drumlin fields in the world, which means glacial till, high water, and Wisconsin code (SPS 321.16) putting footings below frost penetration or at least 48 inches down, whichever is deeper. Add 63.5 inches of snow a year since 1996 and a record low of 36 below, and the exterior work that fails here fails at the ground line and the roof edge: frost heave under stoops and decks, ice dams, and water with nowhere to go.
