Median age is 44.1 across 4,329 people in 1,836 housing units, so this is a small, stable, referral-driven market where the same contractor names circulate and a bad job follows you. The village does straddle the county line, but it matters less than it looks - at the 2020 census 4,378 residents were in Milwaukee County and 104 in Ozaukee - because permits and inspections run through the village regardless, and Bayside contracts its building inspection out to SAFEbuilt. The county line moves the tax bill and the school district, not the permit.
The defining fact is that 15% of Bayside is natural conservancy, most of it the 185-acre Schlitz Audubon Nature Center: the Uihlein family's Nine Mile Farm, where draft horses were bred for the Schlitz brewery, handed to the National Audubon Society by the Schlitz Foundation in 1971 and still the largest undeveloped parcel in the village. It is forest, pond, prairie, ravine, bluff, and Lake Michigan shoreline, and at the north edge Fish Creek has cut a chasm 80 to 100 feet deep through unconsolidated glacial till, 22 acres of which is protected as the Fairy Chasm State Natural Area over in Ozaukee County. Glacial till bluffs fail from the top down once stormwater and groundwater get into them, so grading, downspout runs, and drainage are structural work on the lake side of this village, not landscaping. Bayside is also a Tree City USA that maintains close to 4,950 trees in the right-of-way and on municipal property and pays an arborist to assess every one of them on a five-year cycle, which should tell you what the canopy does to roofs, gutters, and getting equipment to the back of a lot.
